Non-certified plans are one or more that can be created by a homeowner, an unlicensed individual, or a company like Mark Alexander & Associates.
We use GIS (Geographical Information System) lot lines, satellite imagery, site measurements, existing residence, and client-provided information to create the first draft which is sent to the client to approve plans. If any adjustments are needed client must mark or note them on the draft and send it back to us. We make no representation regarding the accuracy of our sources.

A certified plan is a site that is prepared by and stamped by a licensed architect, engineer, or surveyor and requires a high level of accuracy. This will or may require a visit to your site.
Often, permit authorities will require a certified plan for building additions or lot subdivisions where Structural calculations and measurements are a must. Every city is different, so it is always best to call to verify requirements before ordering a plan.
